PCS from Hampton Roads to NAS Jacksonville: A Seller's Guide

By Mellissa Hecker, Iron Valley Prestige · September 2026

Selling your Hampton Roads home for a move to Jacksonville

Oceana to NAS Jacksonville, or Norfolk to Jax, is a move I see often with aviation families, especially P-8 and helicopter communities. It's a straightforward drive down I-95, but it usually comes with a firm report date and not much slack.

Aviation families often PCS on a predictable rotation, which means you may have seen this move coming. The more lead time you give me, the more options we have to sell on your terms.

This is a common lateral move in both directions. I work with just as many families coming the other way, and if you ever get orders back, my guide to PCSing from NAS Jacksonville to Hampton Roads covers the buying side of the same move.

For the big picture on selling with orders, see my PCS and military move page. One important note: PCS timelines, entitlements and rules can change, and every set of orders is a little different. Treat this as general guidance, and confirm the specifics with your orders, your command, your legal assistance office and your installation's transportation and housing offices.

What to know about the move to NAS Jacksonville

Families at NAS Jax often look at Orange Park, Fleming Island and the neighborhoods along Roosevelt Boulevard and the St. Johns River. Commute times across Jacksonville can be long, so being close to the base matters.

As with any Florida move, plan for higher homeowners insurance and consider flood insurance near the river. A clear net-proceeds number from this sale makes that budgeting easier.

Timing the listing around your report date

Everything starts with your report-no-later-than date. I work backward from it: when the movers pack you out, when the house needs to be photo-ready, when it goes live, and when we want to be under contract. In most Hampton Roads neighborhoods a well-priced home can go under contract within a few weeks, and closing usually takes another 30 to 45 days, so the earlier you call after getting orders, the more room you have on price.

Some families list while they're still living in the home so it shows furnished. Others list right after pack-out, when the house is empty and easy to show. Both work. We'll pick based on your dates, your kids' schedules and how the home photographs. I also build in a cushion for orders that slip, because they often do. The full step-by-step is in my PCS selling timeline checklist.

Repairs and staging on a tight clock

You won't have months to renovate, and you don't need to. I walk the house with you and sort items into three piles: fix now because buyers and inspectors will flag it, fix only if it's cheap, and leave alone. Fresh paint in high-traffic rooms, a deep clean, working light bulbs, trimmed shrubs and a clean HVAC filter do more for a Hampton Roads sale than almost any remodel.

If you've already moved or simply can't take on repairs, I line up trusted local vendors and send you photos when the work is done. And if the house needs more than you have time or money for, read selling a military home as-is before you PCS. Selling as-is is a legitimate option, not a last resort.

Closing remotely once you're in Jacksonville

You don't have to fly back to sign. Many closings can be handled through a mobile notary near your new base or through online notarization, depending on the title company and your lender. I confirm what your specific closing allows early, so there are no surprises the week of settlement.

If you'll be deployed, underway or hard to reach, a specific real estate power of attorney lets a trusted person sign for you. The title company has to accept the document, so we get it approved well before closing. I walk through that process in detail in selling with a power of attorney while deployed or already gone.

Your VA loan: payoff, assumability and entitlement

Most military sellers I work with have a VA loan. When you sell, the loan is paid off at closing from the sale proceeds, and your full entitlement can usually be restored so you can use it again at your next duty station. I'll help you request a payoff statement early so your net numbers are accurate.

VA loans are also assumable, which can be a real selling point if your rate is lower than today's. A qualified buyer can take over your loan, but if they aren't a veteran substituting their own entitlement, part of yours may stay tied up until that loan is paid off. That trade-off matters if you plan to buy again soon, so talk it through with your lender before agreeing to an assumption. For the basics, read my guide to VA loans in Hampton Roads, and try my Hampton Roads mortgage calculator to compare your current payment with what you might carry after the move.

An agent waiting for you in Jacksonville

Through my referral network, I'll connect you with a trusted Jacksonville agent who knows the Westside, Orange Park and Clay County markets and has helped plenty of NAS Jax families buy or rent.

I stay in touch with that agent while I sell your home here, so the sale and your next purchase or lease line up as closely as your dates allow. If you're weighing whether to keep this house instead, read whether to sell or rent when you PCS.

How I help you PCS out with less stress

I know the pressure of this stretch: orders, a pack-out date, a report date and a house that still needs to sell. My job is to take as much of that off your plate as I can.

Here's how I handle it. I build a list-to-close plan around your report date. I line up repairs, cleaning and photos. I handle every showing and inspection locally, even after you've left. I coordinate the mobile or online notary or your power of attorney so you can sign from Jacksonville. And I connect you with an agent there I trust. You handle the squadron turnover. I'll handle the house.

When you get your orders, reach out to me and we'll build your plan around your dates. You can read more on my PCS and military move page.
