Step 1:A free buyer consultation in Hampton Roads

Step 2:Getting pre-approved with a local Hampton Roads lender

Step 3:Searching homes for sale in your target neighborhoods

I set up listing alerts tailored to your price range and neighborhoods, flag new homes the day they hit the market, and share what I know about each street, from resale history to flood risk and school zones. Step 4:Home tours in person or by live video

We tour on your schedule. If you're relocating or on PCS orders, I do live video walkthroughs so you can see the details a listing photo hides, like water stains, roof age and road noise.

Step 5:Writing a competitive offer on your home

When you find the one, I pull recent comparable sales to price your offer, then build terms that make it stand out while protecting you, including inspection, financing and appraisal contingencies, closing date and any seller concessions toward closing costs.

Step 6:Home inspection, appraisal and repair negotiation

Once you're under contract, I coordinate the home inspection, termite (wood destroying insect) inspection and any specialty checks older Hampton Roads homes may need, then negotiate repairs or credits. I stay in touch with your lender and title company so the appraisal and loan conditions don't stall.

Step 7:Closing on your new home and beyond

We do a final walkthrough, review your closing figures with the title company and hand you the keys. After closing, I'm still your go-to for contractor referrals, property tax questions and market updates whenever you want them.

Questions about working with a buyer's agent

How is a buyer's agent paid in Hampton Roads?

You'll sign a written buyer agreement that states my fee up front. In many sales the seller pays it or it's negotiated as a seller concession, so buyers often pay little or nothing out of pocket. We'll go over your options before you tour.

Do I need to be pre-approved before touring homes?

It's strongly recommended. Pre-approval shows what you can afford and many sellers expect it with any offer. I can connect you with local lenders who can pre-approve you quickly.

How many homes will I tour before buying?

It varies. Some buyers find the right home in the first few showings, others tour a dozen or more. Good upfront planning usually shortens the search.

How long from offer to closing?

Usually about 30 to 45 days once your offer is accepted, depending on the loan type, inspection and appraisal. Cash purchases can close faster.

Can I buy a home without visiting in person?

Yes. Many military and relocating buyers purchase through live video tours and sign remotely. I make sure you see everything you'd see in person.

Should I use the listing agent instead of my own agent?

The listing agent represents the seller. Having your own agent means someone is focused only on your price, terms and protection.
