PCS from Hampton Roads to NAS Pensacola: A Seller's Guide for Instructor Duty

Selling your Hampton Roads home for a move to Pensacola

Many of the families I help with this move are aviators heading back to Pensacola as instructors, often after a fleet tour at Oceana or Norfolk. Some are selling a first home they bought here with a VA loan a few years ago.

Instructor tours are often a defined length, and some families expect to come back to Hampton Roads later. That makes the sell-or-rent question worth a real look before you list.

What to know about the move to Pensacola

Families at NAS Pensacola and Whiting Field often look at Perdido Key, Gulf Breeze, Milton and the neighborhoods west of downtown. The Gulf Coast has its own insurance and hurricane considerations, so budget for them early.

If you might return to Hampton Roads after your instructor tour, keeping your home as a rental can make sense. If you want a clean break and cash for a Gulf Coast purchase, selling may be better. I'll run both sets of numbers for you.

Timing the listing around your report date

Everything starts with your report-no-later-than date. I work backward from it: when the movers pack you out, when the house needs to be photo-ready, when it goes live, and when we want to be under contract. In most Hampton Roads neighborhoods a well-priced home can go under contract within a few weeks, and closing usually takes another 30 to 45 days, so the earlier you call after getting orders, the more room you have on price.

Some families list while they're still living in the home so it shows furnished. Others list right after pack-out, when the house is empty and easy to show. Both work. Repairs and staging on a tight clock

You won't have months to renovate, and you don't need to. I walk the house with you and sort items into three piles: fix now because buyers and inspectors will flag it, fix only if it's cheap, and leave alone. Fresh paint in high-traffic rooms, a deep clean, working light bulbs, trimmed shrubs and a clean HVAC filter do more for a Hampton Roads sale than almost any remodel.

If you've already moved or simply can't take on repairs, I line up trusted local vendors and send you photos when the work is done. Closing remotely once you're in Pensacola

You don't have to fly back to sign. Many closings can be handled through a mobile notary near your new base or through online notarization, depending on the title company and your lender. I confirm what your specific closing allows early, so there are no surprises the week of settlement.

If you'll be deployed, underway or hard to reach, a specific real estate power of attorney lets a trusted person sign for you. Your VA loan: payoff, assumability and entitlement

Most military sellers I work with have a VA loan. When you sell, the loan is paid off at closing from the sale proceeds, and your full entitlement can usually be restored so you can use it again at your next duty station. I'll help you request a payoff statement early so your net numbers are accurate.

VA loans are also assumable, which can be a real selling point if your rate is lower than today's. A qualified buyer can take over your loan, but if they aren't a veteran substituting their own entitlement, part of yours may stay tied up until that loan is paid off. That trade-off matters if you plan to buy again soon, so talk it through with your lender before agreeing to an assumption.
