PCSing Out of Chesapeake: Selling Your Home Before You Move

By Mellissa Hecker, Iron Valley Prestige · September 2026

Selling your Chesapeake home when orders come

Chesapeake doesn't have a major base inside the city, but it sits in the middle of them all. That's why so many military families live here, and why I help Chesapeake homeowners sell on PCS timelines all the time.

Maybe your orders are firm, maybe you only know a move is coming in the next year. Either way, the planning starts here in Chesapeake. For the big picture on selling with orders, see my PCS and military move page. PCS rules, entitlements and timelines change, and every set of orders is different. Treat this as general guidance and confirm specifics with your command, your legal assistance office and your installation's housing and transportation offices.

The bases that shape the Chesapeake market

From Chesapeake you can commute to Naval Station Norfolk, Norfolk Naval Shipyard, NAS Oceana, JEB Little Creek-Fort Story and Coast Guard Base Portsmouth. Greenbrier and Western Branch are popular with shipyard and Norfolk commuters, while Great Bridge and Hickory draw buyers who want more space and don't mind a longer drive.

Because your buyer could be heading to any base in the region, the buyer pool for a Chesapeake home is wide. Strong schools and larger lots keep demand steady from both military and civilian families.

Where Chesapeake families usually head next

You may not know your destination yet, but a few moves come up again and again for families leaving Chesapeake. If one of them fits, read PCSing from Hampton Roads to San Diego, PCSing from Hampton Roads to Mayport and PCSing from Hampton Roads to Pearl Harbor. Each covers the destination side, the timeline and how I connect you with an agent there.

Once you know where you're going, I'll introduce you to a trusted agent near your next duty station so you're not starting from scratch in a new state.

Chesapeake market timing: days on market and list-to-close

Well-priced Chesapeake homes in popular school zones often go under contract within a few weeks. Rural properties, homes on large lots and anything priced high can take longer. Closing usually follows in 30 to 45 days.

Summer is busy because families want to move before school starts. I'll check current numbers for your specific area, since Great Bridge and Deep Creek can behave very differently.

The full step-by-step, working backward from your report date, is in my PCS selling timeline checklist.

Sell or rent: how the numbers play out in Chesapeake

Chesapeake homes are often larger, which can mean higher rents but also higher maintenance, especially with big yards, septic systems or wells. Add property management, insurance, taxes and vacancy, and see what's really left each month.

Many Chesapeake owners have built good equity, which makes selling attractive when you PCS. If your home is in a strong school zone and the rent comfortably covers your costs, keeping it can also work. I'll help you run both sides.

I break down the full decision framework in my sell-or-rent guide for PCS moves. To see what a buyer's payment on your home would look like, try the Hampton Roads mortgage calculator.

Prep and pricing for Chesapeake housing

Chesapeake housing runs from 1950s ranches in South Norfolk to 1990s and 2000s colonials in Great Bridge and Western Branch, plus farmhouses and newer builds in Hickory and Grassfield. Buyers here expect move-in-ready condition in the suburbs, so small fixes go a long way.

Flood zones near the waterways, septic and well systems in rural areas, and school attendance lines all affect pricing. I price to your micro-market, not a citywide average.

Short on time or money for repairs? Read selling a military home as-is before you PCS. It's a legitimate option, not a last resort.

What listing your Chesapeake home looks like when you're short on time

A PCS listing works best when the first two weeks are strong. That means professional photos, a video walkthrough for out-of-town buyers, and a description that answers the questions military buyers ask first: how far is the drive to all of Hampton Roads, what are the schools, and is the home move-in ready.

Many buyers shopping in Chesapeake are relocating themselves, so they often tour by video before they ever visit. A listing that's easy to understand from 1,000 miles away gets more serious offers, and a home that looks cared for in photos tends to hold its price through inspection and appraisal.

If you're still living in the house, showings can be scheduled around pack-out and duty hours. If you've already left, a lockbox and a local agent keeping an eye on things mean you don't have to be there at all. Most sellers find that a short call about their dates takes a lot of the guesswork out of it.

VA loans, remote closing and power of attorney

Most military sellers I work with have a VA loan. It's paid off at closing, and your entitlement can usually be restored for your next purchase. Many Chesapeake buyers are military too, so VA offers are common. More in my guide to VA loans in Hampton Roads.

You don't have to fly back to sign. Many closings work through a mobile notary or online notarization. If you'll be deployed or hard to reach, a specific real estate power of attorney lets someone you trust sign for you. See selling with a power of attorney while deployed.

How I help you PCS out of Chesapeake

I build your plan around your report date, walk the house and tell you what's worth fixing, price it for your specific Chesapeake neighborhood, and handle showings, repairs and vendors if you've already left. You get regular updates by phone, text or video, whatever fits your time zone.

When you're ready to talk, call my mobile at (757) 493-1682 or reach out through my contact page. Even if your orders aren't final, an early conversation gives you more options.
