PCSing Out of Virginia Beach: Selling Your Home Before You Move

By Mellissa Hecker, Iron Valley Prestige · September 2026

Selling your Virginia Beach home when orders come

Virginia Beach is home to NAS Oceana, Dam Neck and JEB Little Creek-Fort Story, so PCS moves are part of everyday life here. I help Virginia Beach families sell on a military timeline, including ones who have already reported to their next command.

Maybe your orders are firm, maybe you only know a move is coming in the next year. Either way, the planning starts here in Virginia Beach. For the big picture on selling with orders, see my PCS and military move page. PCS rules, entitlements and timelines change, and every set of orders is different. Treat this as general guidance and confirm specifics with your command, your legal assistance office and your installation's housing and transportation offices.

The bases that shape the Virginia Beach market

NAS Oceana, the Navy's East Coast master jet base, anchors the south and central parts of the city. Neighborhoods like London Bridge, Strawbridge, Ocean Lakes and Red Mill Farm are popular with aviation families and with Dam Neck personnel.

JEB Little Creek-Fort Story sits on the city's north side, home to amphibious forces and Naval Special Warfare commands. Bayside, Chic's Beach and the Shore Drive corridor draw buyers who want a short drive to the gate. That steady rotation means military buyers are always shopping in Virginia Beach.

Where Virginia Beach families usually head next

You may not know your destination yet, but a few moves come up again and again for families leaving Virginia Beach. If one of them fits, read PCSing from Little Creek to Coronado, PCSing from Hampton Roads to NAS Jacksonville and PCSing from Hampton Roads to Pensacola. Each covers the destination side, the timeline and how I connect you with an agent there.

Once you know where you're going, I'll introduce you to a trusted agent near your next duty station so you're not starting from scratch in a new state.

Virginia Beach market timing: days on market and list-to-close

Virginia Beach is one of the busier markets in Hampton Roads. Well-priced homes near the beach and in strong school zones can draw offers quickly, sometimes within days. Homes priced above the market or needing work take longer. Expect roughly 30 to 45 days from contract to closing.

Spring and summer bring heavy demand from both PCS families and out-of-state buyers. I'll pull current numbers for your neighborhood before we set your list date.

The full step-by-step, working backward from your report date, is in my PCS selling timeline checklist.

Sell or rent: how the numbers play out in Virginia Beach

Virginia Beach rents are strong, and many PCS families keep their homes as rentals. The question is whether the rent covers your mortgage, insurance, taxes, HOA dues, property management, repairs and vacancy, with some left over.

Coastal homes can carry higher flood and wind insurance costs, and some HOAs limit rentals. If you bought recently with a low down payment, selling costs and a thin rental margin may make selling now the smarter move.

I break down the full decision framework in my sell-or-rent guide for PCS moves. To see what a buyer's payment on your home would look like, try the Hampton Roads mortgage calculator.

Prep and pricing for Virginia Beach housing

Virginia Beach housing is mostly 1970s through 2000s suburban homes, plus newer builds in the south and beach cottages near the Oceanfront and North End. Buyers compare heavily across neighborhoods, so condition and price have to line up with the homes around you.

Distance to the beach, school zones and HOA amenities move the price more than square footage alone. I highlight what matters to your likely buyer, whether that's a quick Oceana commute or a walk to the sand.

Short on time or money for repairs? Read selling a military home as-is before you PCS. It's a legitimate option, not a last resort.

What listing your Virginia Beach home looks like when you're short on time

A PCS listing works best when the first two weeks are strong. That means professional photos, a video walkthrough for out-of-town buyers, and a description that answers the questions military buyers ask first: how far is the drive to NAS Oceana and JEB Little Creek-Fort Story, what are the schools, and is the home move-in ready.

Many buyers shopping in Virginia Beach are relocating themselves, so they often tour by video before they ever visit. A listing that's easy to understand from 1,000 miles away gets more serious offers, and a home that looks cared for in photos tends to hold its price through inspection and appraisal.

If you're still living in the house, showings can be scheduled around pack-out and duty hours. If you've already left, a lockbox and a local agent keeping an eye on things mean you don't have to be there at all. Most sellers find that a short call about their dates takes a lot of the guesswork out of it.

VA loans, remote closing and power of attorney

Most military sellers I work with have a VA loan. It's paid off at closing, and your entitlement can usually be restored for your next purchase. Many Virginia Beach buyers are military too, so VA offers are common. More in my guide to VA loans in Hampton Roads.

You don't have to fly back to sign. Many closings work through a mobile notary or online notarization. If you'll be deployed or hard to reach, a specific real estate power of attorney lets someone you trust sign for you. See selling with a power of attorney while deployed.

How I help you PCS out of Virginia Beach

I build your plan around your report date, walk the house and tell you what's worth fixing, price it for your specific Virginia Beach neighborhood, and handle showings, repairs and vendors if you've already left. You get regular updates by phone, text or video, whatever fits your time zone.

When you're ready to talk, call my mobile at (757) 493-1682 or reach out through my contact page. Even if your orders aren't final, an early conversation gives you more options.
